Rear Dormer Loft Conversion, Ickenham, Uxbridge, UB10

This project involved a traditional semi-detached property in the desirable residential area of Ickenham. The home already had generous living space on the ground and first floors, but the loft remained unused and lacked proper insulation, lighting and safe access.
After a full structural survey, we identified that the roof pitch and depth were ideal for a rear dormer loft conversion. This approach allowed us to significantly increase the usable floor area and create full head height across most of the loft.
The new dormer structure blended neatly with the rear elevation of the house, maintaining the property’s external character while unlocking an entirely new level of living space.

Client’s Problem
The homeowners needed more space but didn’t want the stress and cost of relocating within the same area.
Their key challenges were:

• Bedrooms were becoming shared and lacked privacy
• There was no dedicated guest room or work-from-home space
• The house only had one main bathroom for the whole family
• Loft space was being used only for basic storage and was difficult to access

Solution
We designed a layout that transformed the loft into a bright and highly functional new floor.

• A modern bathroom fitted neatly into the roof slope
• Built-in storage units within the eaves to maximise space
• Upgraded insulation to improve energy efficiency throughout the home

The finished loft conversion created a seamless extension of the property, giving the homeowners the extra bedrooms and bathroom they needed without changing the footprint of the house. The project also significantly enhanced the property’s value and future resale appeal.
